ABOUT STEVEN

A Connecticut kid who grew up here, and has watched SWFL change block by block.

Originally from Manchester, Connecticut, I moved to Southwest Florida as a child and have lived here more than 20 years. I know how quickly this market moves, and how different Estero feels from Cape Coral, or Bonita from North Naples.

Before real estate I spent years in sales, which is really where I found the part I love: helping people picture something and then actually getting them there. That background is why I’m stubborn about service — returning the call, chasing the detail, telling you the honest version rather than the easy one.

I’m a husband and a father of three, so I understand what families are actually looking for: the school run, the yard, the neighbours, the feeling you get when you walk in. My business runs on dedication and determination, and on adapting to what each client needs rather than running everyone through the same script.

The quieter stretch between Estero and Naples, with river and Gulf access and a strong seasonal market.

Cape Coral

Canal living. Waterfront access, Gulf-access lots and the widest spread in price per home in SWFL.

Naples

Collier County from North Naples up-market on down — where buyers usually arrive with a very specific brief.

Which areas do you cover?

Estero, Fort Myers, Bonita Springs, Cape Coral and Naples — Lee County and northern Collier. If you’re looking somewhere just outside that, call me anyway and I’ll tell you honestly whether I’m the right fit.

I’m moving from out of state. Where do we start?

With a conversation about how you want to live here, not with listings. Beach access, gated or not, seasonal or year-round, insurance and HOA costs — those decide the shortlist far more than square footage does.

What does it cost me as a buyer?

We’ll go through representation and compensation in writing before we tour anything, so there are no surprises. Ask me directly and you’ll get a straight answer.

How do you price a home for sale?

On what has actually closed in your community recently, what is currently competing with you, and the condition of your property — then we talk about preparation that is worth doing and what isn’t.

Can you help with a rental or property management?

Yes. Realty Group of Southwest Florida runs annual and seasonal rental programmes and full property management, so I can bring the right person in rather than pass you to a stranger.
