A price built from what has actually closed

A list price comes from four things: what has closed recently in your community, what is competing with you right now, the condition of the property and your own timeline. You get the reasoning attached to the number rather than the number that is easiest to hear.

Overpricing costs more than time. The first two weeks are when a listing gets its best traffic, and a price correction later rarely recovers what the opening week would have.

What is worth doing before it goes live

You will get a preparation list that separates the work that returns money from the work that does not. Paint, pressure washing, landscaping and decluttering usually pay. A full kitchen renovation days before listing usually does not.

Photography, the MLS write-up and syndication are handled properly, because for most buyers the first showing now happens on a phone.

Through to the closing table

Offers, counters, inspection findings, financing and title all get coordinated through to the table. You hear from Steven when something changes, not a week later.

How is a list price decided?
